Projects and investments

  • Investments taken over under concession agreement

  • Construction of the head office building and the passenger terminal

In 2014, two office buildings were built for the needs of administrative and operational activities and improvement of services.
The head office building, which is located in Sloboda Park, was built in line with the needs of the Port of Kotor administration and is fully accessible for persons with disabilities. With 12 fully equipped offices, a conference room and a small meeting room, it is an ideal space for creating successful business processes.

The passenger terminal in the border crossing part of the Port of Kotor was also built in 2014. The terminal was built for the needs of the border police and customs, and for the necessary operational activities of the Port of Kotor (“Luka Kotor” AD Kotor). Part of the terminal building is designated for commercial rental purposes.

  • Construction of Kotor Marina Phase II

The Marina Phase II construction was completed in July 2023 and officially opened on the occasion of the celebration of 35 years of operation of the company “Luka Kotor” AD Kotor.

Three new floating piers were acquired for the mooring of yachts and smaller vessels. The marina capacity was increased by 175% and it now has a total of 170 berths. Part of the marina with 40 berths is designated as a communal mooring for residents. Also, in Sloboda Park, a “small marina” was built for the mooring of commercial vessels.
This investment also included a video surveillance system, wi-fi internet, access control, and new mooring systems.

  • Project of mega cruiser mooring buoys at Plagenti site

To keep pace with the trends of the cruising industry, i.e. the need for mooring of vessels up to 350 m in length, and to ensure a higher level of mooring safety, it is planned to install a system of mega cruiser mooring buoys. The system consists of mooring buoys with a circumference of up to 6 m, at a mutual distance of ≈ 420 m, attached with chain elements to the anchor system in the form of anchor blocks. The Plagenti I position, where the system is planned to be installed, is only 300-350m away from Luža, the port terminal, which ensures a speedy transfer of passengers. In addition to increasing the level of safety, and a favorable geographical location, the installation of the system would completely eliminate the phenomenon of “anchor dragging”, which would increase the level of protection of the ecosystem in the area of the Plagenti I anchorage.
